The Marywood redevelopment is the adaptive reuse of the historic Marywood Motherhouse — long-time home of the Dominican Sisters of Grand Rapids — into a 109-unit, 55+ senior affordable and market-rate apartment community at 111 Lakeside Drive NE. The project is being delivered as a joint venture between Third Coast Development and PK Development Group, operating together as 3CPK, in close collaboration with the Dominican Sisters.

Of the 109 apartments, roughly half are designated affordable and half market-rate, addressing one of the most acute housing gaps in the Grand Rapids region: aging-in-place housing for seniors whose incomes do not stretch to new-construction luxury rents. The building is being branded Academy Manor, and the first residents moved in during October 2024.

The 134,868-square-foot redevelopment preserves the chapel, exterior, and terrazzo floors of the original Motherhouse while upgrading the main kitchen, dining areas, chapel, and conference spaces to meet contemporary construction code and resident expectations. Several portions of the broader campus were also reworked to support the new development and to align with the Dominican Sisters’ continuing mission.

Marywood is one of the largest historic adaptive reuse projects currently underway in West Michigan, and it is a representative example of Third Coast Development’s preferred approach to legacy institutional properties: respect what the building was, design for who needs it now, and structure a transaction that lets the original mission continue alongside the new use.
