The firm

Founded in 2004 by Brad Rosely and Dave Levitt, Third Coast Development is a commercial real estate development firm headquartered in Grand Rapids, Michigan. We specialize in urban infill, redevelopment, build-to-suit industrial, and multifamily — with deep expertise in tax credits, public-private partnerships, and creative deal structuring.

The firm has led more than $500 million in development activity and is approaching $1 billion in real estate transactions, securing over $80 million in incentives from city, state, and federal programs along the way. Across our operating businesses and properties, Third Coast supports 100+ employees and generates $15M+ in annual revenue.

We're not the biggest developer in Michigan. We're the one you call when the site is complicated, the financing is layered, and the timeline is real.

What we believe

Real estate development should create more than financial returns. It should preserve character, strengthen communities, and serve as a catalyst for meaningful growth. That belief shapes which sites we pursue, who we partner with, and how we make decisions when the easy path and the right path point in different directions.

We take pride in being responsible stewards of capital, the environment, and the neighborhoods where we invest. The buildings we develop will outlive us. We try to act like it.
