We've delivered build-to-suit industrial projects from approximately 50,000 square feet to 600,000+ square feet. We're equally comfortable with single-tenant manufacturing, distribution, and flex/light-industrial programs.

Where does Third Coast operate?

We're headquartered in Grand Rapids, Michigan, with active projects across West Michigan. We've worked in Kentwood, Cascade Township, Walker, Wyoming, and other surrounding communities, and we'll evaluate Midwest projects for the right tenant or partner.

Do you do speculative industrial development, or only build-to-suit?

Both. Our preference is build-to-suit because we'd rather build the right building for a specific user than guess, but we have done and will do speculative development on the right site with the right fundamentals.

What incentives can a build-to-suit project typically access in Michigan?

Depending on the site and project, Industrial Facilities Tax (IFT) exemptions, Brownfield TIF, MEDC performance-based grants, Public Act 198 abatements, and local economic development assistance can all be in play. We structure the incentive stack as part of the deal.

How long does an industrial build-to-suit typically take?

From signed LOI to certificate of occupancy, 12 to 24 months is typical for a straightforward project. Sites that require entitlement changes, environmental remediation, or layered incentives can take longer — we'll give you a realistic timeline up front.

Who owns the building at completion — Third Coast, or our company?

Either structure works. The most common is a long-term lease with Third Coast as owner-developer, but build-to-suit-to-purchase, ground lease, and other structures are all on the table. We'll work with your finance team to find the structure that matches your capital plan.

Can you handle the design and construction, or do we need our own team?

Either way. We have strong relationships with regional GCs and architects and can manage the full design-build process, or we'll integrate with your existing team if you prefer.
