Third Coast Development acquired the property in late 2021 for $5.25 million and invested another $2.7 million in renovations to reposition it as modern industrial space, anchored by a long-term lease with SnackCraft LLC.

SnackCraft — a European-rooted snack co-packer and contract manufacturer — selected 4444 52nd Street SE as its U.S. headquarters, opening the location in January 2023 with two production lines distributing products across North America. SnackCraft’s initial $41.75 million capital investment was followed by a $29.9 million expansion in 2024, supported in part by a $400,000 Michigan Business Development Program grant. The company has committed to creating up to 222 jobs in West Michigan.

To accommodate continued growth, SnackCraft is adding production lines inside the existing footprint and has identified the need for approximately 185,000 square feet of additional production space on the same 22-acre site. Increased demand has accelerated the original expansion timeline, with new construction planned to bring 5–6 additional production lines online.

Third Coast Development led acquisition, due diligence, repositioning, tenant negotiations, and the structuring of the public-private incentive package that made the U.S. expansion viable. The firm retains ownership of the property and continues to work alongside SnackCraft on the site’s next phase of growth.
