Designed to serve logistics, manufacturing, and distribution users, the roughly $70 million project was delivered with Pioneer Construction as general contractor and stands as one of the largest single-building industrial deliveries in West Michigan in recent years.

4175 60th Street SE was previously referenced as 4301 60th Street SE during development.

The building is fully leased on long-term commitments to two anchor tenants. Proper Beverage Co., the Hudsonville-based beverage producer, occupies roughly 300,000 square feet for production and distribution. Trane occupies the balance — approximately 300,000 square feet — for its regional operations. Both leases were signed before delivery, taking the project from speculative-grade risk to fully stabilized at completion.

Strategically, the site sits inside Kentwood’s industrial corridor, minutes from US-131, I-96, and Gerald R. Ford International Airport, in a submarket increasingly defined by advanced manufacturing, distribution, and logistics operators. The location offered the rare combination of zoning, utility capacity, and highway access required to support a single building of this scale — and gave both anchor tenants room to grow alongside neighboring industrial users.

Third Coast Development led every phase of the project: site identification and acquisition, entitlements, design coordination, construction management, tenant negotiations, and capital structure. The firm retained ownership at completion, with both anchor tenants in place on long-term leases.
