Belknap Place Apartments is a 50-unit, mixed-income apartment building on an approximately 0.85-acre parcel in the Belknap Lookout neighborhood of Grand Rapids, completed in 2022. The land was previously owned by Grand Valley State University and designated for the development of housing that would serve both the surrounding neighborhood and the rapidly growing Medical Mile workforce.
The unit mix balances household types and income levels: 5 studios, 28 one-bedroom units, 13 two-bedroom units, and 4 three-bedroom units, with 35 of the 50 apartments designated as affordable housing. The result is a building that meaningfully contributes to Grand Rapids’ affordable housing supply without isolating affordable residents from market-rate neighbors — exactly the kind of mixed-income outcome the city’s planning and housing leaders have been asking developers to deliver.
Belknap Place was developed in partnership with PK Companies, with GVSU contributing the land and the City of Grand Rapids supporting the entitlements and financing structure. The roughly $12 million project earned LEED Gold certification and was recognized with a 2024 Sustainability Design Award, putting it among the most energy-conscious affordable housing deliveries in West Michigan.
The project sits at the intersection of three priorities Third Coast Development cares about: meaningful affordable housing supply, sensitive infill design on a tight urban parcel, and durable public-private partnerships that pencil for everyone at the table.
