Diamond Place is a 165-apartment, mixed-use, mixed-income development at 1003 Michigan Street NE in Grand Rapids, completed in August 2018. More than 100 of the 165 units are rent-restricted, putting Diamond Place among the largest single deliveries of affordable apartments on the Medical Mile corridor.
The ground floor holds 22,000 square feet of commercial space across three retail bays, including a grocer that addresses one of the corridor’s most-cited gaps: walkable access to food for residents, students, and the growing medical workforce. A dedicated parking deck supports both residents and retail customers without overwhelming the surrounding streetscape with surface lots.
Diamond Place is the kind of project that only happens with a coordinated capital stack and a developer willing to spend years on entitlements: the unit count, the ground-floor program, the parking solution, and the affordability commitments all had to land at the same time, on the same site. Third Coast Development structured the deal end to end and continues to participate in ownership.
