Leo & Alpine

Leo & Al is a mixed-income, mixed-use development at the corner of Leonard Street and Alpine Avenue in Grand Rapids, completed in October 2018. The four-story new construction holds 36 apartments — 28 of which are designated as affordable — plus two well-located ground-floor retail spaces totaling 2,500 square feet.

The project was awarded competitive Low Income Housing Tax Credits in the April 2016 funding round, supporting the affordable component and aligning the building’s rent structure with the working-household demographics of the Leonard / Alpine corridor. Both retail spaces serve as neighborhood-scale activations on a corner that previously offered little to the surrounding blocks.

Leo & Al continues Third Coast Development’s pattern of putting mixed-income housing directly into the West Michigan neighborhoods where it is needed — not at the city’s edge, but on real corners with real foot traffic, where new residents step out into existing communities rather than into a parking lot.
