833 Michigan Street is the redevelopment of a former retail building on the Michigan Street NE corridor, completed in 2013 as the commercial half of a mixed-use project paired with the adjacent Lumberyard Lofts. The renovation converted the building into 11,000 square feet of medical office and retail space, with 8 residential units sharing the broader project structure.
Together, 833 Michigan and Lumberyard Lofts represented a $5.6 million investment that brought approximately 60 new jobs to the corridor. The project earned a Best Re-Use of a Building award and was supported by Tax Increment Financing from the City of Grand Rapids and a Community Revitalization Program award from the State of Michigan — an early example of the kind of layered public-private capital stack Third Coast Development now uses routinely.
833 Michigan sits in the broader context of Michigan Street’s transformation from a transitional corridor to one of West Michigan’s most active medical, residential, and retail districts. The project is a recurring case study for the firm: smaller redevelopments on the right corridor, executed well, that contribute disproportionately to a neighborhood’s trajectory.
