320 Hall Street is the redevelopment of the former Benteler Automotive plant on Grand Rapids’ southeast side. Third Coast Development acquired the 190,000-square-foot property in 2016 and undertook an extensive rehabilitation, completed in July 2017, that transformed the obsolete industrial complex into modern industrial and office space.

The original 15,000-square-foot office area was stripped down to its exterior brick walls, which were sandblasted and restored. With Custer Office Interiors, Third Coast reconfigured the space into three contemporary office suites. In the 130,000-square-foot industrial wing, interior demising walls were demolished, concrete pits were filled, and the entire floor was leveled and coated with epoxy. Outdated cranes and overhead equipment were removed, the interior was repainted bright white, and the warehouse was relit throughout with efficient LED fixtures.

To improve functionality for modern industrial users, eight new truck docks were added on the north side of the building, opening up loading access for the northern warehouse tenant while preserving the southern dock area for a separate tenant. The result was a building reset for a new generation of West Michigan industrial demand.

The fully repositioned building was ultimately sold to an Opportunity Zone fund, which secured a long-term lease with Fluresh — a Michigan-based cannabis grower and retailer that paid roughly $9.9 million to TC 320 Hall LLC for occupancy. The project is a recurring case study for Third Coast: take a brownfield-grade industrial property nobody wanted, modernize it efficiently, and deliver it to a tenant who could put it back to work.
