The Spectrum Health Child Development Center is a 22,000-square-foot purpose-built childcare facility at 1697 Michigan Street NE in Grand Rapids, completed in 2009 for Spectrum Health, West Michigan’s largest healthcare provider. Following a merger, Spectrum Health found itself with two obsolete daycare facilities that wasted operating time and effort and were inconvenient for employees.

Third Coast Development identified an ideal location on Michigan Street and built Spectrum’s new facility in five months — a delivery timeline that gave Spectrum the ability to consolidate both legacy locations into a single custom-designed building. The result was a reduction in operating costs, improved convenience for the Spectrum workforce already concentrated on Michigan Street, and a meaningfully better environment for the children using the center.

The Spectrum Health Child Development Center is a recurring case study for Third Coast Development’s institutional build-to-suit practice: identify the right site, structure the deal end to end, and deliver a finished facility on a healthcare-grade timeline.
